Is there a market for Long Term Lets?

Yes, there are many people who decide to rent before committing to buying a property. There is also people who work in Phuket and do not intend to stay permanently so require furnished properties in many areas on a long term basis.

Management

Why use a Management Company?

If you do not live on the island someone has to look after your property. Leaving a property closed up until your return or until rented is not advisable in this climate and a good management company will make regular checks. If you have a tenant then whatever company you use should still check on a regular basis that the property is being keep in good condition.

Maintenance

Surely maintenance is part of managing a property?

CyanSiam include maintenance in our Management Package but for example you may have a friend who is happy to check your property for you but is unable to fix any problems or has no time to source goods and services.

What if I do not like the finished design

It is essential to discuss with you what your expectations are, any ideas you have and what your personal choices are before starting work. The end use of the property and your budget are taken into account and you will be consulted throughout the design process. Final approval must be given before work commences.

Furniture

Is there a wide choice of furniture?

Yes and if you cannot buy 'off the shelf', items can be custom made to your design.

What is a furniture pack?

A furniture pack contains everything you need to furnish a property from a sofa to a corkscrew. Each pack can be tailored to the property and its final use.

What is classed as a Long Term Let?

A long term let is any period over 3 months.

How do I decide what to charge?

CyanSiam will advise on a monthly rate once we have viewed the property. In general certain areas dictate rates, for example a property near to a major international school will be popular but you will have to set the rate inline with similar properties renting to the same market even though your property may be furnished better! Yours will just be chosen first.

When purchasing the Management package this automatically includes the Maintenance Package as CyanSiam believes that to provide a top class service we need to maintain your property to the highest standard.

2 Maintenance Package

Designed to take the stress out of property ownership, CyanSiam will maintain your property to the highest standard. Any major or minor problems will be dealt with first by keeping you informed, getting competitive quotations and by overseeing any work undertaken on site.

Cost

For a basic package, which includes a fortnightly interior and exterior check and subsequent report,the monthly cost is 5,000 THB for a one bedroom apartment.
