Whether you prefer to stay hands-on or leave everything to us, we offer tailored management options to suit your needs and investment goals.

Basic Management – Fixed Monthly Fee
Perfect for owners who manage their own bookings but want dependable local support. This package includes regular property inspections, maintenance coordination, cleaning and laundry services on a per-use basis, bill and staff payment handling, and a monthly income and expense report. Guest communication and marketing are not included.
Fee: From 8,000–10,000 THB per month, depending on property size. The owner retains full control of rentals, but the property is professionally cared for in between bookings.

Standard Rental Management – 20–25% Commission
Ideal for owners who want a hassle-free rental setup with transparent commission. We handle marketing across major platforms, guest communication and bookings, check-in and check-out services, cleaning, laundry, maintenance coordination, and monthly reporting. Bill payments and staff supervision can also be included by agreement.
Fee: 20–25% of rental income. The owner covers utilities and property expenses.

Premium Full-Service Management – 60/40 Income Split
Designed for owners who prefer a completely hands-off approach. We take care of all marketing and bookings, full guest services and concierge support, cleaning, laundry, regular maintenance, bill payments, staff management, and monthly reporting with owner payments. No owner involvement is required.
Income Split: 60% management / 40% owner. We handle everything, and you simply receive your share each month. This package is suitable for selected properties only. Large repairs and replacements are not included.

Guest-Only Property Management Package
This package is designed for owners who want to maintain their property themselves between bookings but still provide a seamless, professional experience for paying guests.
During guest stays, we provide 24/7 communication and support, professional check-in and check-out, housekeeping and laundry services, inventory restocking, and emergency guest assistance. Optional add-ons include welcome amenities, concierge bookings for tours or transport, and professional photography to refresh your listings.
Pricing: Flexible, performance-based options are available. Choose between a flat fee per guest stay (THB 2,500–5,000 per booking depending on property size) or 10% of the rental income. There are no monthly management fees, as the owner maintains the property between guests.
